MANCHESTER / AGILITYPR.NEWS / November 06, 2026 / Manchester short-stay and serviced-apartment manager, Beyond Stays Group has urged Manchester landlords to check whether their short-term property listings are visible to guests visiting the city for work after it uncovered a huge missed opportunity in many platform descriptions. Its 12-city audit found that just 44% of Manchester Airbnb flat rentals specify a dedicated workspace, although 94% that say Wi-Fi is available.
The property expert checked Airbnb’s public “flat rentals in Manchester” listings for dedicated workspace facilities. Of 2,620 rentals in the city, just 1,160 (44%) apartments indicated a dedicated workspace was available. Wi-Fi was confirmed on 2,470 (94%). Airbnb allows guests to filter for a dedicated workspace, making accurate amenity information especially relevant to landlords marketing to business visitors ahead of the busy November conference season.
In the 12 selected UK city pages checked on the same date, seven showed fewer than half of their apartment-category rentals mentioned a dedicated workspace. Manchester’s share was below Liverpool (48%), Birmingham (53%) and Leeds (54%). The result points to an opportunity for short-let landlords who genuinely provide a work area to make that clear to guests by including that amenity clearly in their listing.
The audit comes before three important business events at Manchester Central: RS Connect on 10 and 11 November, Digital Construction North on 18 November and Jisc’s Security Conference on 24 and 25 November. These dates give operators a reason to review their midweek offer to potentially capture a greater number of bookings ahead of the quieter months of the year.
“Midweek business guests want something quite different from a weekend break. A proper place to work, Wi-Fi that holds up, an invoice they can send to their accounts team and an arrival that doesn’t need a phone call,” said Matt Thompson, founder of Beyond Stays Group.
Beyond Stays recommends that owners first verify the work area and connection, then show them clearly in listing amenities and photographs. For longer business stays, arrival instructions and straightforward invoicing matter too."

Research method and results
Beyond Stays Group recorded the “Total holiday rentals”, “Rentals with dedicated workspaces” and “Wi-Fi availability” figures in the “Quick stats about flat rentals” panel of Airbnb’s public apartment pages on 13 October 2026. Percentages below are the workspace or Wi-Fi count divided by the page total, rounded to one decimal place. Counts shown by Airbnb are rounded and can change. City boundaries are Airbnb’s, and no dates, availability, prices or individual apartment amenities were checked.
Interpretation
“Dedicated workspace” and “Wi-Fi” are Airbnb amenity markers. A property without the marker may still have a suitable work area; a marked property may not meet every traveller’s needs. The pages include a mix of accommodation types in their examples, so the results should be described as Airbnb’s apartment-category page figures, not a verified count of serviced apartments. The 12 cities were selected for comparison, not sampled to represent the UK. The figures do not establish demand, bookings, occupancy, prices or a conference effect.
